7 Steps to Selling Your House

When it’s  time to sell the place you call home it is crucial that you get the best deal possible. As a real estate agent, it’s my job to not only make the process as simple as possible for you but also to net you the most out of the property you’re selling. Below are seven steps to selling your property with a Realtor.

 

  1. Prepare The House

One thing that drastically affects the resale value of your home is how presentable it appears to potential buyers. The first things on the agenda are:

  1. REPAIRS
  2. CLEANING
  3. STAGING

Replacing lightbulbs, repairing broken components of your home, scrubbing every square inch, and decluttering will leave the best impression on potential buyers. Taking these steps will help buyers envision themselves in the home.

  1. Set The Price

Now that your house is ready to list it’s time to set your asking price. We will take a look at what similar properties sold for to get an idea of what the property will appraise for. 

  1. List The House

Once we decide on a price I will schedule photographers and (if necessary) videographers to take pictures and videos of your home to make the property stand out. I will then put the listing up on various real estate websites and alert local realtors to the listing to get as much attention to your property as possible.

  1. Show The House

Arguably the most important step of the process… showings are when the buyer will look at the house in person with their Realtor. I will schedule and organize showings for you, answer questions and provide information to other agents, and I’ll  keep you updated on any feedback I receive. 

  1. Consider Offers

Once offers start to come in I will evaluate and negotiate offers for you. I will employ my extensive experience in the industry to ensure that you get the best deal possible for your home.

  1. Inspection and Appraisal

After we’ve accepted an offer and are under contract the buyer will have an inspection and an appraisal done on the home. At this point they may ask for repairs or terminate the contract. If the property doesn’t appraise we may to renegotiate to hold the deal together.

  1. Closing

The final step, CLOSING! At this point the buyer will complete a final walk through the home. After this we will head to the closing table, hand the keys to the buyer’s agent, collect the proceeds, and celebrate!
